How does a purchase offer differ from market value?

A market valuation estimates value in a normal sale. Our purchase offer also considers renovation, documentation, resale time and the buyer’s risk. Requesting an offer does not commit you to selling and does not replace a valuation report required by a bank.

What does up to 95% of market value mean?

This is a possible upper level, not a guaranteed price for every property. An offer may be lower. Condition, location, investment needs and the circumstances of the transaction are assessed before the final agreement.

When is the price final?

An offer based on photos and a description is preliminary. We confirm the final price after reviewing the necessary information and the condition of the property. Any newly discovered material issue is discussed before completion.

When can the transaction be completed?

The five-day target stated on the website assumes agreed terms and the necessary documents. The actual date also depends on the notary and the parties. We confirm the timetable and how the period is counted in the offer.

Who pays the transaction costs?

In a direct purchase, we cover the agreed notary and registration costs. Existing loans, debts and other seller obligations are considered separately, and the payment arrangements must be agreed before completion.

When is payment made and is an advance possible?

The payment method and timing are recorded in the agreement and notarial contract. An advance can be discussed together with reservation terms. The time funds arrive depends on the agreed payment method.

Can I stay in the property after selling?

The handover date can be agreed separately. Mention any time needed for moving in your enquiry. Remaining as a tenant with a buyback option is a separate arrangement with agreed rent and contractual terms.
