What to know before deciding

We consider the apartment’s individual features, not only its price per square metre. Renovation, a mortgage or a tenant does not automatically rule out a purchase, but affects the offer and preparation.

How to prepare your property for an assessment

An apartment’s interior and the condition of its building are separate considerations. New finishes do not explain the roof, pipework or the apartment association’s loan. Include recent bills and information about planned works where available. If parking or storage is an important part of the offer, explain the basis for using it. This lets the buyer assess the actual rights and costs included in the sale.

Do not automatically start renovating before selling. First request an offer in the current condition and compare it with a possible conventional sale after the work. Consider holding costs and your own time as well as the renovation budget. Tell us at the outset if you need to continue using the apartment for a period after completion.

What to clarify before a final offer

Distinguish the apartment’s condition from that of the building. Fresh decoration says nothing about the roof, pipes or association obligations. Include a plan where possible and identify changes to walls or wet areas. Explain the document or arrangement supporting the use of parking and storage.

Before final agreement, ask whether the price assumes furniture removal and an empty apartment. List included items. If somebody else lives there, settle access and handover before promising a move-out date. Permission to inspect and ending occupation are different matters.

Monthly commitments form part of the assessment. Include the latest utility bill and available information about the association’s loan and planned work. Personal debts and the building’s shared commitments need to be distinguished.

Must the apartment be empty before requesting an offer?

The apartment does not need to be empty for an initial assessment. Explain who occupies it, what furniture would remain and when handover is possible. Include the lease details if there is a tenant.

When is the price final?

An offer based on photos and a description is preliminary. We confirm the final price after reviewing the necessary information and the condition of the property. Any newly discovered material issue is discussed before completion.

Who pays the transaction costs?

In a direct purchase, we cover the agreed notary and registration costs. Existing loans, debts and other seller obligations are considered separately, and the payment arrangements must be agreed before completion.
