Our Principles for a Fair Property Purchase

Selling a property is an important decision, especially when you need to sell your apartment, house or other property quickly. Our goal is to make the process transparent, safe and straightforward, so you know all the terms in advance and can make your decision without pressure.

    1. Transparency and Convenience for the Seller

Free property valuation and offer — the initial property assessment and price offer are completely free and do not oblige you to proceed with the sale.

No costs for the seller — we cover the notary fees, state fees and other costs related to completing the property transaction.

Advance payment if needed — if appropriate, we can enter into a reservation agreement and pay you an agreed advance before the final completion of the transaction.

The agreed price stays the same — once the terms have been agreed, we do not reduce the price before completion unless new or previously undisclosed information about the property comes to light.

No pressure to sell — we give you enough time to consider our offer and do not use aggressive sales tactics. You are free to decide whether you want to proceed.

Honest advice comes first — if we believe that selling your property through the traditional market or with the help of a real estate agent would be more beneficial for you, we will tell you openly.

    2. Safe and Legally Secure Property Transactions

Notarial transaction — the purchase and sale of property is completed officially before a notary, providing legal security for both parties.

Right to review the agreement — before signing, you can review the agreement and, if necessary, discuss it with your own lawyer or independent adviser.

Transaction security — we carefully check the circumstances surrounding the property and the transaction. If there are reasonable concerns about fraud or unlawful activity, we act in accordance with the law and, where necessary, cooperate directly with the Estonian Police and Border Guard Board.

Risks remain with us after the purchase — we establish the relevant condition and circumstances of the property before completing the transaction. After the purchase, we take responsibility for the risks associated with the property and do not make unjustified additional claims against the seller.

    3. Any Property, Anywhere in Estonia

We buy property throughout Estonia — we are not limited to Tallinn and Harju County. We consider properties in different regions across Estonia.

All types of property considered — you can contact us about apartments, houses, summer cottages, land, commercial properties and other types of real estate.

We handle complicated situations — we consider properties with mortgages, debts, tenants or significant renovation needs, as well as other circumstances that can make a traditional property sale more difficult.

Purchase of real estate at a quick-sale price in Tallinn, Harju County, Tartu, Pärnu, Narva, Jõhvi, and Viljandi
We pay our clients up to 95% of the market value
Specializing in complex real estate transactions, we purchase: mortgaged apartments, commercial properties, summer houses, homes, encumbered properties, garages, land, and problematic real estate (with tenants, with debt repayment obligations, etc.).

In anyone’s life, a situation or circumstances may arise where an urgent real estate sale is the only right way out of a difficult financial situation.

It is no secret that on the real estate market the sale period for an apartment, house, or summer house can vary from a couple of months to several years, while money may be needed immediately. In this situation, a fast real estate sale is the only reliable and quick way to solve your problems.

        Frequently asked questions

How does a purchase offer differ from market value?

A market valuation estimates value in a normal sale. Our purchase offer also considers renovation, documentation, resale time and the buyer’s risk. Requesting an offer does not commit you to selling and does not replace a valuation report required by a bank.

What does up to 95% of market value mean?

This is a possible upper level, not a guaranteed price for every property. An offer may be lower. Condition, location, investment needs and the circumstances of the transaction are assessed before the final agreement.

        When is the price final?

An offer based on photos and a description is preliminary. We confirm the final price after reviewing the necessary information and the condition of the property. Any newly discovered material issue is discussed before completion.

When can the transaction be completed?

The five-day target stated on the website assumes agreed terms and the necessary documents. The actual date also depends on the notary and the parties. We confirm the timetable and how the period is counted in the offer.

        Who pays the transaction costs?

In a direct purchase, we cover the agreed notary and registration costs. Existing loans, debts and other seller obligations are considered separately, and the payment arrangements must be agreed before completion.

When is payment made and is an advance possible?

The payment method and timing are recorded in the agreement and notarial contract. An advance can be discussed together with reservation terms. The time funds arrive depends on the agreed payment method.

Can I stay in the property after selling?

The handover date can be agreed separately. Mention any time needed for moving in your enquiry. Remaining as a tenant with a buyback option is a separate arrangement with agreed rent and contractual terms.

What information is needed for an offer?

Start with the address, property type, size, condition and photos if available. Tell us about known debts, mortgages, tenants and documentation issues. A desired price helps, but you can request an offer without knowing it.
